Our background checking process is founded on several hard truths including:
  • Landlord Reference – Our tiny brokerage utilizes public information, tax records and other research and verification to ensure that we're talking to actual owner about actual rental history of the possible tenant.
  • Criminal Record & Evictions – Our family-run brokerage knows it's crucial to know the criminal and public court records of the applicant on every rental property in Northern Virginia. Real Estate Owners should be aware that most other management companys do not look at court records.
  • Credit History – The applicant's credit history informs us about the applicant’s current and past performance repaying debts and other responsibilities. The prospective renter’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
If accepted, the possible renter’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
